We know the Prior Lake and Shakopee commercial corridors well. We track what's available, what's coming available, and what's been sitting long enough that there's room to negotiate. If you're looking for office, retail, or flex space, we'll narrow it down fast and walk you through the lease terms before you sign anything.

PROPERTY MANAGEMENT

Managing a rental property is a second job — tenant screening, maintenance coordination, lease renewals, rent collection. We handle all of it so you don't have to.
Our property management service covers single-family rentals and small multi-family properties in the Prior Lake area. We screen tenants carefully, respond to maintenance requests promptly, and send you a clear monthly report. You stay informed without being on call.
Fees are straightforward. We'll walk you through the structure before you commit.

We'll tell you if the numbers don't work.
A lot of agents will tell you any property is a good investment. We won't. We look at cap rates, local rental demand, vacancy trends, and what comparable properties have actually returned — not what the listing says they'll return.
If you're looking at your first rental property or a small commercial building, we can help you evaluate it honestly. We'll model out the realistic scenario, not the optimistic one.

Yes, and we genuinely enjoy it. First-time buyers ask more questions — that's a good thing. We walk through every step, including things most agents assume you already know.
What areas do you cover?
Prior Lake is our home base. We regularly work in Shakopee, Savage, Lakeville, Eden Prairie, and the broader southwest metro. If you're outside that range, ask — we'll let you know honestly whether we're the right fit.
How do you charge for property management?
Our property management fee is a percentage of monthly rent. We'll give you the exact number upfront — no hidden fees for routine maintenance coordination or monthly reporting.
Can you help me figure out if a rental property is worth buying?
That's exactly what our investment advisory service is for. We'll run through the numbers with you — realistic rental income, vacancy assumptions, operating costs, and what kind of return you can actually expect in this market.
Do you assist with financing?
We work with a network of local lenders who know the Minnesota market. We can make introductions, but we don't originate loans — we'll refer you to someone we trust and let you make your own call.
